There are several laws which govern condominium living, the first of which is the Condominium Act. Recently the government of Ontario expanded condominium law by passing the Condominium Owners Act and the Condominium Services Act. Your Condo also has a Declaration and By-Laws.
Additionally, the condo management company together with the Board of Directors are responsible for implementation and enforcement of the Declaration, By-Laws and any rules and policies they establish to make life in the condo peaceful, enjoyable and fair for everyone.
They themselves are required to comply with these rules as well. Tenants who are simply renting and investor-owners alike are all responsible for complying with a condominiums rules.
The interplay between the developing legislation, Declaration, By-Laws and other rules can be confusing for many condo owners, property managers and directors alike.
